Footings engineered for coastal soils, waterproofed and third-party inspected before backfill. Trees flagged to stay, stay.

Framing
Kiln-dried lumber, hurricane strapping, engineered floor systems — squared, strapped, and inspected before it's wrapped.

Mechanicals & pre-drywall walk
Plumbing, electrical, and HVAC roughed in. You walk every cavity with your superintendent; we photograph all of it and hand you the album at closing.

Interior finishes
Your Design Studio selections arrive — cabinetry, counters, flooring, tile, trim — installed and checked against your selection sheet line by line.

Quality inspection & closing walk
A 200-point internal inspection, then your closing walkthrough: every system demonstrated, keys handed over, wall-cavity album included.
